Selling a house can be a complex process, and there are several factors to consider when deciding when to put your house on the market. One important factor to consider is the season, as different seasons can have different advantages and disadvantages for sellers.
Advantages of Selling in Spring/Summer:
There are more buyers in the market as the weather is nicer and families prefer to move during the summer breaks.
Properties show better due to better weather. Buyers can walk around the property, appreciate outdoor features and do a better visualization of how would it be living in the house.
Generally, it is considered the best time to sell, as there is more demand and less inventory on the market.
Disadvantages of Selling in Spring/Summer:
There is more competition, as many other sellers are also taking advantage of the warmer weather and increased demand to list their properties.
The buyers may be more demanding and take more time to decide since there are more options for them to choose from.
Advantages of Selling in Fall/Winter:
Less competition, as fewer people are listing their properties during these seasons.
Serious buyers are more likely to be out there looking for properties, as they may have specific reasons for wanting to move (such as a job change or a school starting).
Properties can show well with the right staging, holiday decorations can add a welcoming feeling to the property.
Disadvantages of Selling in Fall/Winter:
Showing the property can be harder with colder weather, and fewer daylight hours, making it less appealing to buyers
There are fewer buyers looking, and they may be less willing to pay top dollar for a property during these seasons.
It’s important to note that the housing market is different in every area and even city, so it’s best to check with a local Real Estate Agent to know what’s the best timing for your specific location. They will have access to more information about the local market trends and could give you a more accurate picture of what to expect when you list your home.
